Old Cobblers Farm™ Wicked Tuff Turf Contractor’s Mix is an economical four-species cool-season blend (“cool-season” = grasses that grow most in spring and fall) built for large-scale seeding where cost-per-square-foot drives the decision. It leads with 30% annual ryegrass — the cheapest, fastest-germinating component — for quick early cover, backed by creeping red fescue, tall fescue, and perennial ryegrass that build the permanent stand.

Why it’s economical

Annual ryegrass seed costs roughly 30–40% less per pound than perennial ryegrass. At 30% of the blend, it lowers the overall mix cost while still giving fast establishment. The trade-off: annual ryegrass dies after one season, so the year-two appearance depends on the permanent species filling in.

Year-by-year: what to expect

     Year one: annual ryegrass dominates — fast, green, slightly coarse and a little lighter, with even coverage across seeded areas.

     Year two: the annual ryegrass dies and gaps appear; creeping red fescue, tall fescue, and perennial ryegrass fill in, with more textural variation. Thin spots may need overseeding.

     Year three and on: the permanent stand stabilizes — tall fescue leads in sunny areas, creeping red fescue in shade, and perennial ryegrass fills the transitions.

How to Plant
Rake the seed lightly into the top of the soil for good seed-to-soil contact — do not bury deep — and keep moist while it establishes (annual ryegrass in 3–5 days, perennial ryegrass 7–10, creeping red fescue and tall fescue 14–21). First mow when the grass reaches about 4 inches (typically 2–3 weeks); maintain at 3.0–3.5 inches (2.5 in minimum). Feed about 2–3 lb nitrogen per 1,000 sq ft a year, with fall fertilization preferred. Plan to overseed thin areas in years 2–3 as the annual ryegrass transitions out and the permanent species take over.
